Schedule E asks for rental expenses by line: advertising, cleaning and maintenance, insurance, repairs, supplies, utilities and more, for each property. Drop all your receipts and invoices, add the property in the Property column, and download an Excel file. Tab one lists every receipt and tab two totals each property by Schedule E line. It works for long-term rentals and short-term rentals alike. The categories are suggestions, so review them before filing.

Why landlord bookkeeping eats weekends
- Receipts for several properties arrive mixed together.
- Each expense has to land on the right Schedule E line.
- Totals are needed per property, not just overall.
FAQ
Can I track several properties?
Yes. Type the property for each row. The summary tab groups totals by property and by Schedule E line.
Which Schedule E lines are included?
Lines 5 to 19 of Part I: Advertising, Auto and travel, Cleaning and maintenance, Commissions, Insurance, Legal and professional fees, Management fees, interest, Repairs, Supplies, Taxes, Utilities, Depreciation and Other.
Does it handle depreciation?
No. Depreciation needs asset records, not receipts. Large purchases are flagged so you can discuss them with your accountant.
