🔒 Processed, then discarded. We never store your files. · Not tax advice.
Agents who work as independent contractors pay for a lot themselves: listing photography, signs, staging, association and MLS fees, fuel and client meals. Drop a batch of receipts after each closing, or all at once in April, and get a spreadsheet with each expense matched to a Schedule C line. The summary tab totals advertising, car and truck, fees, meals and the rest, ready for your tax preparer.
Example output
A few example rows in the IRS Schedule C format:
| Date | Vendor | Total | Schedule C line |
|---|---|---|---|
| 2026-04-17 | Sharp Shots Photography | 225.00 | Line 8 – Advertising |
| 2026-04-19 | Chevron | 61.30 | Line 9 – Car and truck expenses |
Why agents lose deductions
- Expenses are spread across cards, apps and paper receipts.
- Marketing costs for each listing add up unnoticed.
- Car, meals and fees each follow different rules.
FAQ
Does it track mileage?
No. It reads fuel and parking receipts. Mileage logs are separate, so keep using your mileage app.
Where do MLS and association dues go?
They're suggested as Line 27b Other expenses or Line 23 Taxes and licenses, depending on the receipt. Check with your preparer and change the category if needed.
Can I tag expenses by listing?
Use the Description column to note the listing address. It's included in the export.
